Making a booking
How do we count the total number of guests?
Children under 2 do not pay as they are expected to sleep in a cot and are not countedtowards the occupancy limit. The cot is free of charge. From the age of 2 children are included in the total occupancy limit as an additional person.
Can there be more guests than listed on the booking confirmation?
It is not allowed to have more guests than those specified in the booking confirmation.If there are more guests than planned, you must notify us at the time of booking.
However, if there are more guests than initially expected, and the maximum capacity of the house/flat allows it, please let us know and we would update the booking and resend the booking confirmation with the updated number of guests.
The accommodation’s occupancy is limited to the number of guests indicated in the contract, including children who are over 2 years old. The owner or the person responsible for the accommodation could deny access if the allowed number is exceeded. If it is suspected that there are more guests staying than those who have been authorised, the booking will be automatically cancelled and eviction from the house/flat may proceed.

Can we have visitors at the house/flat during our stay?
It is allowed to have visitors if the total number of guests and visitors does not exceed the maximum capacity of the house/flat. Children over 2 years old count as guests.
If the total number of guests and visitors equals to or is less than the minimum capacity of the house/flat, no extra fee is required.
If the total number of guests and visitors exceeds the minimum capacity of the house/flat, a supplement of €15 per visitor must be paid.
Is there a cot/highchair at LegadodeUgarte.com?
All accommodations have at least one highchair and one cot, both free of charge.
If you need a cot, please remember to let us know when making the booking or before arriving at the house/flat so it can be ready for your arrival. Please remember to bring your own cot sheets
Is the final cleaning of the house/flat included?
At check-out you must leave the house/flat in the same condition as you found it and dispose all the household waste. We will then do a thorough cleaning and get it ready for the next guests.
If your stay is longer than 2 weeks, there will be an additional cleaning included (change
of sheets, towels and bathroom clean).
Can we bring our pets?
Dogs are allowed at Legado de Zabala, but no other pets are permitted.
Guide dogs are accepted in all our houses/flats upon presentation of the appropriate certificate and accreditation.
There is a supplement of €30 per dog (maximum two per house) per stay for additional cleaning.
When will we receive the booking confirmation?
Once the booking is reviewed and payment is received a booking confirmation/payment receipt email will be sent. The booking is considered confirmed by LegadodeUgarte.com once the confirmation email/payment receipt has been sent, and in no case will it be considered confirmed before this.
If there is any irregularity with the booking and it is not accepted by LegadodeUgarte.com, any payment made by the guest will be fully refunded
How should we make the booking payments?
To confirm your booking, you will need to pay a 50% deposit of the total booking by credit card. If the deposit is not received within 3 days, the dates will be automatically released. The remaining balance can be paid:
In cash, directly to the homeowners on arrival.
- En efectivo, en el momento de tu llegada a la casa directamente a los propietarios.
- By bank transfer. If you choose to pay by bank transfer, two days before your arrival, you should contact the homeowners directly to request their bank account details to make a payment.
- By Bizum, directly to the homeowners.
What happens if I leave the house/flat before the departure date?
If guests leave the house/flat before the agreed departure date the full amount for the remaining days of the stay must be paid.
Booking changes and cancellations
What happens if we need to cancel a booking?
If a booking is cancelled within 72 hours 100% of the deposit will be refunded, except if the booking is made less than a week before the check-in date.
In the booking confirmation there is an option to add cancellation insurance.
In case of a cancellation, cancellation fees will apply and will be fully paid by guests as follows: 0 to 30 days before arrival the penalty will be 100%. A cancellation made earlier than 30 days prior to arrival will not incur any costs.
A booking cancellation will incur the following fees:
• 50% of the deposit if the cancellation is more than 30 days before the check-in date.
• 100% of the deposit if the cancellation is less than 30 days before the check-in date. However, if the house/flat is re-booked at the same rate as your booking, only 50% of the deposit will be charged.
• No shows / no cancellations with a minimum of 48 hours in advance requires paying 100% of the total booking amount.
In case of circumstances beyond guests’ control or force majeure, the same criteria outlined above will apply.
Only date changes in the booking are accepted within 72 hours of sending the booking confirmation and if there are more than 15 days before check-in. Under no circumstances will postponing the check-in date or keeping the money for future bookings be accepted.
If you would like to make a change and there is availability in the same house/flat, LegadodeUgarte.com may offer you to move the date forward. If there is no availability or if it is not suitable for the guests, the booking will be cancelled.
If the booking is cancelled within 72 hours 100% of the deposit will be refunded.
Can there be more guests than listed on the booking confirmation?
For minor changes such as pets, additional guests, a cot, and other extra services, please contact LegadodeUgarte.com directly to modify the booking.
Can I change the house/flat in my booking?
Only house/flats changes in the booking are accepted within 72 hours of sending the booking confirmation and if there are more than 15 days before check-in.
En ningún caso se aceptará un cambio de casa (fuera de los supuestos mencionados) o guardar el dinero para futuras reservas ya que cada casa pertenece a un/a propietario/a diferente.
Check-in and Check-out
What are the check-in and check-out times?
The usual check-in time is from 1:00 PM.
Check-out is before 11:00 AM when there is a later check-in on the same day. On Sundays and Bank Holidays, you can enjoy “late check-out” until 1:00 PM.
In the booking confirmation email, you will have the owner’s contact phone number. Please call and inform us of your arrival time so you can be welcomed at the house/flat at the agreed time. If you would like to check-in before or after the agreed time, please confirm with the owner if it may be possible to hand over the keys at a different time.
General questions
What will we find in the house/flat?
The houses/flats are fully equipped. If you notice something is missing (glasses, plates, etc.) upon arrival please let the owner know. Likewise, if something breaks during your stay, please inform the owner so it can be replaced.
Our houses/flats are full rentals. You will need to bring your own food and personal belongings and toiletries. Occasionally, in some houses/flats, we may leave basic items such as salt, oil, etc. There is a small cleaning kit in all houses/flats that includes essentials (garbage bags, matches, dishwashing pills, a washing cloth, etc.). Additionally, shower gel and shampoo are provided.

Are there glasses in the house?
Yes, there are glasses in all our accommodations.
How should the house/flat be like when we check-out?
You must leave the house/flat tidy and presentable. This includes (as a guideline) the dishes to be clean and put away, the fridge/freezer and the bin should all be emptied. If the guests do not leave the accommodation as mentioned above, the owner reserves
the right to cover any extra cleaning expenses with the deposit.
What behaviour is appropriate in the house/flat?
You should keep in mind that the houses/flats are in a quiet town and neighbourhood, so you must respect the neighbours and the Property Owners’ Rules. In case of negligence or inappropriate behaviour, LegadodeUgarte.com reserves the right to cancel the rental contract with immediate effect and without prior notice.
If this were the case, LegadodeUgarte.com will not be obliged to return the rental amount paid by guests. For the neighbours’ well-being, parties, music equipment (including speakers) and playing music outside of the rental accommodation is not allowed.
What can we do in the area and surroundings?
We are passionate about Laguardia and the surrounding area and know it very well. Near your house/flat, you will have access to many different activities. You will find our recommendations in the “Discover Laguardia” section.
